What you get for the Money

Welcome to our new weekly series that compares different price points and housing options in Historic Brooklyn neighborhoods. This week we take a look at how far your money will go at $250k, $600k, and $1.5 million dollars.

The Historic Brooklyn neighborhoods we will be focusing on are Bedford Stuyvesant, Brooklyn Heights, and Park Slope.

$250,000

Bedford Stuyvesant

MacDonough Street. 2 Bed, 1 bath condo. $225k

This neighborhood is going to be the best value as we cycle through all the price points. It's up and coming with blocks full of architectural brownstone charm. Granted we're not talking about Stuyvesant Heights, but for $225k you can have a top floor, two bedroom apt. with newly renovated kitchen, hardwood floors, and tons of light. Maintenance is an additional $482 per month. Close to Saratoga park and transportation.

Offered by Foxtons.

Brooklyn Heights

Clark Street. Studio apt. co-op. $249k

Brooklyn Heights is one of the most mature and priciest neighborhoods of our group. Mainly because of its close proximity to and sweeping views of lower Manhattan. The promenade, which looks across the river to South Street Seaport, is one of the best vantage points to view the Independance Day firework celebration.

This place is short on living space. But, if you crave a great walking neighborhood filled with restaurants of every culture, you might have just found your home. Something tells me Thanksgiving dinner won't be a held here.

Offered by Halstead.

Park Slope

Park Place in the heart of North Slope. Studio apt. co-op. $249k

Park Slope is noted for its restaurants, bars, and great public schools. You'll be close to everything. Square footage is coming under 400 sq.ft. So clever space management and use of public outdoor spaces might be well advised. It's in a brownstone with great details but families or couples need not apply. 12ft ceilings and 9ft. windows make the place seem roomier.

Offered by Corcoran.

$600,000

Bedford Stuyvesant

800 Dekalb Avenue. 2 beds, 3 baths condo. $547k

The Lofts on Dekalb. New construction with an unheard of 3 baths and 1800 sq.ft. Also has 3 large private outdoor spaces. Shiny hardwood floors and a gourmet kitchen adds to the homes appeal. For just under $550k, you can live in Bed-Stuy with room enough for a growing family or space to be the ultimate party host.

Offered by Corcoran.

Brooklyn Heights

51 Columbia Place. 2 bed, 1bath condo. $599k

Floor thru condo apartment in a newly renovated townhouse in Historic Brooklyn Heights. Stainless steel appliances, granite counter tops, jacuzzi tub, are all the standard at this price point. Close to shopping, transportation and even a dog run. Really, a great showpiece apartment with low common charges. Live the good life minutes from Manhattan.

Park Slope

85 6th Avenue. 1 bed, 1 bath condo. $599k

Properties were a little scarce in this range for Park Slope. Many 1 beds available. But to get more space you have to go to neighboring Prospect Heights for a really good find. Here's a 1 bed that looks very clean. It's in center slope on a tree-lined brownstone street. Tight on space at only 663 sq. ft.,  you do have an outdoor roof deck exclusively your own. At $599k, it works out to over $900 per ft. After doing your comparables, you make the call.

$1.5 million

Bedford Stuyvesant

222 Madison St. 2 bed, 2 bath townhouse w/ garage. $1.25 million

At $1.5 million in Bed-Stuy, you pretty much can buy any property you want (non-commercial). Here is a unique example of making it your own. A burnt out garage has been turned into a 3000 sq.ft. loft townhome with space for your car. High end commercial grade appliances, sky lights, and radiant heat help to make this high security, multi-level home special. With a neighborhood loaded with traditional brownstones, a $1.25 million dollar buyer can stand out from the crowd.

Brooklyn Heights

2 Grace Court. 3 bed, 2 bath apt. conversion. Co-op. $1.29k

For $1.5 million in the Heights, you're still a few mill. short of a brownstone. But, this property, formally two apartments, can be yours with views of the east river. Located on a cul-de-sac, you'll have a seperate dining room off of a newly renovated kitchen. Master suite has multiple closets, bath and seperate laundry area. Well laid out with common roof deck and storage. So for close to $1.3 million, you can live like a celebrity in this white glove, blue chip co-op building.

Park Slope

51 7th Avenue. 3 bed, 1.5 bath co-op duplex apt. with backyard. $1.375m

So we've come to our last home. Historic Park Slope location and true brownstone living as you have 2 floors with a garden accessible from both levels. 1000 sq.ft of outdoor space will make for some great summer memories. 12 foot ceilings on the parlor level, marble mantels, newly renovated kitchen and baths, make this place turn key. A special home, for a special buyer with $1.375m in buy power.
