What you get for the Money Week 2

This is week two of our new series-What you get for the Money. Here we take a look at three historical neighborhoods in Brooklyn and see what is offered at various price points.

This week we focus on Clinton Hill/ Fort Greene, Ditmas Park, and Carroll Gardens. Our prices will be $375k, $750k, and $2 million.

$375,000

Clinton Hill/ Fort Greene

Irving Place. 1 Bed, 1 Bath Condo. $365k

Clinton Hill is a vibrant community full of artists, great shops, and droves of bugaboo strollers. Here is a beautifull, newly renovated condo unit that puts you in the heart of it all. Walking distance to Pratt University, this condo has new mahogany wood floors, an lcd intercom, new stainless steel appliances, and access to a roof deck. Not bad for an entry price of $365k.

Offered by Best Apts.

Ditmas Park

215 Parkville Avenue #3B. 1 Bed, 2 Baths,Condo. $375k

Ditmas Park, a quite urban oasis with Victorian homes, sets the stage for The Parkville Avenue Condominiums. You can be the first to buy this third floor apartment with GE Profile stainless steel appliances, a bubbling jacuzzi tub, wood floors, and a private bedroom suite complete with private bath. Be drenched in sun with the floor to ceiling windows in the living area that opens to a wide balcony. Close to Manhattan via the F or express B and Q trains, you'll have all that the city has to offer with a tranquill place to call home. Looks like a winner for $375k. Open house this weekend-Sunday May 6 from 11:30am- 1pm.

Carroll Gardens
3rd Street. 1 Bed, 1 Bath, Co-op. $445k

Yes, we had to extend the budget a smidge to find something available in Carroll Gardens, just south of Cobbill Hill. What turned up is a lovely newly renovated co-op with amazing views and exclusive roof rights. There is a full city view, along with the standard hardwood floors and upgraded kitchen. For those cold Brooklyn winters, a real wood-burning fireplace will keep you warm. Pet friendly and the apartment comes with a washer and dryer hook up. No more lugging laundry to the basement or calling the local cleaners for a pick up. You could have it all in happening Cobbill Hill for $445k.

Offered by Corcoran.

$750,000

Clinton Hill/ Fort Greene

171 Greene Avenue. 2 Bed, 1 Bath Duplex, Condo. $745k

Newly constructed and shows well. A duplex condo on Greene Avenue, with a large living space and an open kitchen. Working fireplace and two bedrooms make this place a comfortable apartment for a hard working professional or a couple looking to start a family. At this price level it may not be your first home, but it may be an upgrade, if you're looking for quality construction and proximity to the downtown scene. You will be able to walk to the game at the Brooklyn Nets stadium by Atlantic Center. Nothing like a pro-ball team in your backyard. Open House Sunday May 6 at 12pm- 5pm.

Ditmas Park

2235 Glenwood Road. 6 Bed, 2.5 Baths, House. $799k

On the outskirts of historic Ditmas Park, this house is located on a very quit block, where a grass divider separates the flow of traffic. Having visited this home when my wife and I were on the house hunt, it needs work. The pictures tell only one side of the story. Great original details with moldings, doors, floors, and original stain glass windows. On the second floor, however, there are gaping holes in the ceiling that scream out for repair. Why would anyone show a house in that condition? The owners must feel that the price compensates for any additional renovations.  Seing it last summer, it was offered at the same price as it is now. Seller is aparently not aggresive on the price, since we haven't seen a reduction. Not bad for a huge family home on the fringe of million dollar Ditmas Park. Not in a move in condition as the pictures might show.

Carroll Gardens

102 3rd Place,#2. 2 Bed, 2 Bath, Co-op. $750k

Corner apartment floor through. A renovated kitchen with eating island, marble mantle, wood burning fireplace, and 11 windows flood this space with light. Washer and dryer is in the building and very close to transportation. You're steps away from the restaurants and pubs that this historical neighborhood is known for. Or stay home and relax in the master suite with private bath. Something to consider, if you have $750k in the budget.

$2 million

Clinton Hill/ Fort Greene

297 Vanderbilt Avenue. Townhouse

Some of you may have seen this property on my home page. It is a unique offering in that many listings don't come up on Vanderbilt between Dekalb and Lafayette Avenues. Granted it is a few yards away from a bus stop, so there will be some noise there. But, it is exquisite and shows amazing detail and care that the owners have put into the home. With 10% down the note is only $9700 a month. Seriously, buyers in this price range are usually laddering up from other property owned, so the downpayment is generally larger. Owning a brownstone in Brooklyn, for even a successfull professional, is becoming more and more of a stretch. But if you can swing a large deposit and stay on top of those payments, this is the house to sacrifice it all for.

Ditmas Park

Historic District Victorian Home. 7 beds, 2 full/ 3 half Baths. $1.89 million.

The address for this grand home was not available on the listing for this Ditmas Park historic home. Truly a gem in need of polishing. Sold "as-is". If you need room like the Brady Bunch or just want to luxuriate in your own private estate situated in a park like setting, this is the place for you. After throwing in a half million more, the $2 million dollar budget will be blown, but you are sure to have a unique, spacious home fit for parties, weddings, or marching band rehearsal. Taxes are just over $400 per month. There is nothing like living within the city limits.

Offered by Mary Kay Gallagher.

Carroll Gardens

29 Tiffany Place. 3 Bed, 2.5 Bath, Condo. $1.845 million.

You can definitely find a beautifull house in Carroll Gardens on a $2 million dollar bank role. But why choose something so common, when you have the chance to own this "Connoisseur's Condo". No expense spared on this triplex apartment with views of NY harbor, Statue of Liberty, and Governor's Island. Appliance's like a Liebherr refrigerator, Bluestar range, Bosch dishwasher, and Miele washer/dryer offer high end living in one of Brooklyn's best neighborhoods. Wrap around terrace, parking, shuttle bus to and from Borough Hall, gym, landmarked cobblestone street, and penthouse clubroom are included in this Blue Chip building.  Live like a King in the county of Kings.
